*Follow route 6 to the Orleans Rotary where you will continue on Route 6 (at this point it changes to an undivided highway, please pay careful attention to the speed limit, they are tough about it.) After the Rotary you will go straight through the 1st and 2nd traffic lights. (The first traffic light is at the Town Hall and the Windmill. The second is by the National Seashore Visitors Center.) After the second light look for the Inn on the left just at the end of the median.
POLICIES:
All of our rates are based on single or double occupancy and include an extended continental breakfast for two each morning. Additional guests may be accommodated in certain rooms at an additional rate of $25 per night. - please inquire via phone or email. State & local occupancy tax is extra. Children under 12 that utilize the bedding already in the room stay free.
Deposits: Reservations for one, two or three nights require a full deposit via major credit card and is due at the time the reservation is made. For reservations of four nights or more a three night deposit is required with the balance being automatically charged to the credit card on file 14 days prior to arrival. Deposits are refundable less a $25 cancellation fee for cancellations 14 days or more prior to arrival. Cancellations within 14 days of arrival will result in forfeiture of the deposit.

Late Arrival: We are happy to accommodate late arrivals and you may arrive anytime you please. Guests arriving after-hours will receive an envelope with a welcome letter with details of the amenities, directions to their room and of course room keys. There is an 'after-hours' number to call if you have an emergency.
Pets: We love well behaved dogs! We have four pet friendly rooms in the Inn; Garden Room, Sail Loft Suite, Tack Room Suite and Workshop Suite. One large dog or two small dogs are allowed. We ask all guests to sign a waiver at check-in stating that the guest is responsible for any damage caused by the animal. We also ask for the guest's cell-phone number in the event they are out and the animal is causing a disturbance. Our pet fee is $50 per stay.
Children: We are a family friendly Inn. There is no charge for children under 12 in the same room as their parents using the existing bedding. Cots are available for $25 per night in certain rooms.
Smoking: The Inn at the Oaks is a smoke-free environment.
Excessive Cleaning / Damage: In the rare event that a room or its contents are damaged due to extreme guest negligence or evidence of smoking in the rooms, we must assess a cleaning or replacement charge not to exceed $200.
