OCCUPANCY: All of our rates are based on double occupancy and include an extended continental breakfast each morning.
Additional guests (ages 10 and above) may be accommodated in some of our rooms for an additional charge of $55 per person per night. The Henry Beston Suite and Beachcomber Suite can each accommodate a maximum of 3 guests, the Lighthouse Suite can accommodate a maximum of 4 guests, and the Sail Loft Suite can accommodate a maximum of 5 guests. State & local occupancy tax is extra. During the Summer months and holidays a 2-night minimum stay is required. Please contact the Inn directly in the event a single night may be available.
DEPOSITS: For direct bookings and third party bookings : 3 nights or less must be paid in full at the time of booking. For stays longer than 3 nights - 50 % of the lodging total is due at the time of the booking and the balance is due 14 days prior to arrival date. Reservations made with 14 days or less of date of arrival require payment in full.
CANCELLATIONS: Cancellations are charged a $50 cancellation fee if you cancel more than 14 days prior to your arrival. Cancellations with 14 days or less notice will result in the full loss of your payment. Please consider purchasing travel insurance of your choice.

LATE ARRIVAL: We are happy to accommodate late arrivals and you may arrive anytime you please. Guests arriving after-hours will receive an envelope with a welcome letter with details of the amenities, directions to their room and your room key.
PETS: We love well behaved dogs! We have four pet friendly rooms at the Inn - Garden, Beachcomber, Lighthouse and Sail Loft. One large dog or two small dogs are allowed. Please contact us for a list of breed restrictions. Due to allergies, we cannot accept cats. A minimum stay of 2 nights is required for pet-friendly rooms. NOTE: If you book a room that is not pet-friendly, either on-line or via an on-line travel agent - and you show up with a pet, you will be turned away and your reservation will be forfeited. Please read the reservation confirmation email that you will receive from Inn at the Oaks to be absolutely sure you have booked a pet-friendly room, or call us directly at 508-255-1886 so we can be certain that you have booked the correct room for your stay. We ask all guests to sign a waiver at check-in stating that the guest is responsible for any damage caused by the dog. We also ask for the guest’s cell phone number in the event they are out and the animal is causing a disturbance. Our pet fee is $25 per pet, per night, regardless of length of stay.
CHILDREN: Unfortunately we are not able to accommodate children under ten years of age or infants. Anyone who shows up with a child under 10 or an infant will be turned away and their reservation will be forfeited.
SMOKING: The Inn at the Oaks is a smoke-free environment. No smoking, including e-cigarettes or marijuana, is allowed on the property. The burning of candles or incense in rooms or on the property is also strictly prohibited.
DAMAGES/DAMAGE FEES: Guests are responsible for any damages or theft. You may be charged for such things as abuse, damage above normal wear and tear, pet damage, and theft. In the rare event that a room or its contents are damaged due to extreme guest negligence or evidence of smoking in the rooms, we may assess a damage/ cleaning fee not to exceed $500 and/or replacement charge not to exceed $1000.
